Reply:Before the start of the tournament no one has given any chance for the indian team even to reach the semi final stage and there have been comments form all quarters that they will be crushed by Australia, South Africa and Pakistan. Since people were not expecting too much from this team, there was absolutely no pressure on the plahyers and they could play freely without any pressure without too much worrying about the repurcussions if they lost any match. that made lot of difference in the performance of the team as a whole.





under such circumstances people had naturally became excited when they defeated ERngland, South Africa, Australia, Pakistan and finally the world cup and expressed their emotions on the field. However, I have noticed when all the players were showing their emotions on one way of the other, the Captain Dhoni kept his cool and did not express his emotions on the field, which was his hall mark.

Do I need to have environmental checks for contaminated land on my new house? The solictor has shown it as optional on the forms. I don't really understand what will happen tothe outcome of the search anyway. We have done a free search online which says the house is likely to have been built on a landfill and it's near and use for industrial purposes. Do I need to pay the solicitor to confirm this? What is done with the result?





I have seen some people who have posted to forums worrying that their mortgage lender will withdraw the offer due to results of such checks, but then why are they optional? Will the mortgage lender also do these checks as part of their survey?

Reply:1. Any checks which will affect the mortgage lender's decision will be carried out as a matter of course. The mortgage lender is very unlikely to do their own surveys.





2. What detail did this online search have? A landfill site underneath doesn't sound good, but was it landfill from household waste or just rubble from a motorway cutting they made 30 years ago? You don't need to worry about rubble under your house (except with the possibility of subsidence). A proper environmental check will tell you what is in the landfill, and whether or not to worry about it.





Assuming it's not too expensive, it's probably worth your while to make sure the house is a) safe and b) therefore not a poor investment.

Developers are now supposed to decontaminate the land as part of deal to extract permission to build. Yet only the good established developer will overcome the profit motive and do so - as most developers will not be around when the problems surface.


If the site was filled more than 10 years ago the ground would have subsided by now, although you will still face higher house insurance charges.


However the main question you have to answer is "Will I be happy and safe to live there?" Governments for the past 300+ years have been promoting the irresponsible "out of sight - out of mind" attitude to resource management resulting in health hazards from chemical cocktails.


Move elsewhere. Do not let the constraints of your current circumstances impinge on your life or right to beHappy.

You may also run into problems with buildings insurance if the property has been built on a landfill site as this may cause movement in future of the building and you cannot get insurance for this





Think wisely before you commit yourself to this purchase - get the report - if the report states that there is no chance of movement in the future you will be OK as you can send a copy of this report to any future insurance company and get buildings coverage- This would also give you "peace of mind" know that in the future your walls will not crack etc in a few years time - good luck
Reply:In the UK I don't think the mortgage lender ever requests to see the results of those checks. They are usually just interested in their surveyors opinion on the value of the property.





It might be worth getting them done though just for your peace of mind. It could affect the resale value if the land is contaminated not to mention the health hazard issue!
Reply:Well, you should be careful. I would check for contamination - even if it is optional. If you buy a house on contaminated land you may not be able to sell it in 3 or 4 years time.





If these tests become compulsory--- sooner or later they will-- any future buyer will find out from a test and you will not be able to sell.

my parents land is being sectioned off by the village they live in. the village is stating that they have done a land survey and found that almost 20 feet of my parents property belongs to the village. my parents have lived there for 20+ years and never had a problem. now the village has posts and equipment all over the lawn and never informed my parents of any of this. what websites can I go to for information on if this is legal? I tried michigan.gov, but it had nothing useful. They are even telling my parents that some of the fencing in my parents yard may have to be removed so they can expand the village park my parents land buts up to.

As mentioned above, get a good attorney (one who deals alot in property law) and a very good surveyor - don't cheap out on either one.





The only way to get the apparently-ongoing construction stopped is to get a judge to issue a temporary restraining order or preliminary injunction against the village. You need an attorney to get this done ASAP.





What will control is the surveys. It is possible that your parents thought the land was theirs, but it may turn out that it is not. If the village's survey is right, and your parents thought the land was theirs, but it really has been the village's all along, they won't likely prevail in a suit. You can't adversely possess land against a government entity, nor can you usually acquire land against a government entity under most other common property law theories.

Yes, you can get some experience working in land surveying part time, or only on weekends, but it will be very little help to you if you are hoping to become a licensed professional land surveyor. Your employer will have to sign a reference form, stating whether you worked part time or full time, in order for you to qualify to take the professional land surveying exam. Unless your employer is willing to lie for you, it will take you many years of weekend work to build up enough experience to be qualified for the exam.

You should have know what the infrastructure would cost before you got started. It could run in the millions. What are you thinking. The survey alone could run $10,000 on 52 acres and breaking out 28 home sites and having each recorde in the court house. This is just crazy! Why would you start something with out knowing your numbers. I live in Tennessee and home sites can be very expensive depending on the land and how you want this community laid out.
Reply:I'd say probably about 3-6 million depending on how close you are to source for all those things and how fancy the systems you want are.

Did a survey show less property than you were led to believe or did an appraisal come in at a lower price? There should have been a clause in your contract with verbiage along the lines of "pending appraisal". If a survey shows less land than you were led to believe then it was fraudulent.

As a Mechanical Engineering student in the 60's I had to take several Civil Engineering courses including land surveying. You may be able to have your land surveying questions answered in this engineering forum. Good luck. Incidentaly, engineering was originally divided into Civil Engineering and Military Engineering for obvious reasons of application. As science advanced, specialties were added such as mechanical, electrical, chemical and aeronautic engineering. There are still Civil Engineers who specialize in large structures and earth moving and Military Engineer such as West Point graduates. Surveying is still a part of Civil Engineering.

I am not quite sure about the question.. do you mean is the land surveyor responsible for a driveway that encroaches over a property line?





The land survey establishes the boundary line (or the drive way line if he has been asked to do the construction work). If the driveway is then built in the wrong location there are several possibilities





1) The surveyor did the stakeout wrong and marked the wrong location. If that is the case he is potentially liable for all of the things that happen because of his error





2) The survyeor staked it out right but the owner built it wrong. The surveyor is not liable as long as he can prove it was done right.





3) The surveyor staked it out correctly, but the boundary line changed after the stakeout. The surveyor has no liablility due to the change in the boundary, but this presumes he was right in the original stakeout..

Can someone legally claim our land if they fence it in?

We bought 5 acres in Alabama. However, it will be two years before we start building a house as my husband just accepted work overseas. For some reason the people living to the right of us have cleared out almost an entire acre OF OUR LAND with what appears to be the intent to plant vegetation on it. I was told that if they fence that area in after a certain amount of time they can legally claim that land. What steps can I take to ensure this does not happen. Do I send them a copy of the survey of the land? Do I have a lawyer draft a letter? Do I have the sheriff's office contact them? I do want it in writing that they acknowledge that that is NOT their land. And if I want to make the land a "no trespassing area" do I just put up signs or do I need to have that in writing also? I think this is the most ridiculous law I have EVER heard of.

It takes 10 years, and Alabama has strict requirements on what to do if you want to take land by adverse possession. I'd cover myself by chatting with an Alabama attorney. If that doesn't appeal to you, I'd send them a registered letter instructing them to cease and desist any work on my side of the property line.





Getting them to acknowledge a crime (trespassing) is probably not going to happen. Having proof that they were on notice (registered mail receipt and a copy of what you sent them) is the best you're going to do, realistically.





NO TRESPASSING signs just make it painfully obvious that you want someone to keep out. Your mileage may vary on whether those help.

First consider one of you may be making a mistake. Approach them to let them know your concerns and compare deeds and survey lines. If they are blatantly non-compliant with you, then call the sheriff to start legal action.

If they removed anything of value, like trees, file suit for the value of the trees. I am sure that will get their attention.
Reply:get it surveyed and with your survey if you are in the right and they are on your property remove the fence. in some states if a fence has been errected and stands for a certain amount of years uncontested it becomes new property line. and once their fence is removed put up your own fence and mark your property well. and the reason they can claim it with a fence is for upkeep on property and turn in a bill higher then value of property so you wouldnt have a choice either pay or deed over property. but do get it surveyed and make sure it is registered at courthouse.and by the way i would check at courthouse to make sure someone hasnt pulled a fast one on you when you bought property sold it too someone else also . good luck.
Reply:I believe it is 10 years in Florida. Sending them a copy of the survey and that you will be building soon should dissuade them from planting. Be nice, but firm. DO NOT let them temporarily use it, unless you have it in writing with an end date!
Reply:if you challenge it they cannot. If you do nothing after 20 years they can claim it. Have a surveyor mark you land and have the Local authority notify them to remove the fence. This should be more than enough to keep them from claiming it. some states require you to walk around it every few years. Take some photo's and keep up with locals buy getting the local newspaper. be sure to pay your taxes as well.
Reply:I think the best idea is to have a fence of your own put up. Hire someone to put a fence around your property. It doesn't have to be a massive security fence just a simple wire fence. It will define your property and give you a legal leg up if anyone violates it. At this time your neighbors might not know the property is owned by anyone. They may think it's abandoned. A fence will put them on notice that some one is in possession of the property and intends to develop it. Good luck.
Reply:I would get a lawyer involved, as well as the sheriff to address these issues. You need to make it known in court, the county office that deals with property boundaries, as well as the encroachers that where they are treading is not their land. It might be a simple mistake on their part, or a true endeavor to do just as you fear. Do the legal side of this to protect yourself, and make it very clear to them that anything they put on your land will be claimed by you as your property, which you can also do. I do not have all the answer, but get over there right away and call the proper authorities and get that title to how much land is yours out now you will need it.Get out the good old tape measure too. Reply:Squatters have rights - heck the USA is built up on squatters rights. Initially they were land claims. Unfortunately for you, different states have different laws, but most of them allow for abandoned property to be cared for - I would get an attorney to help you with this. I think a Real Estate attorney would be a good place to start.


I know where I live, it is as simple as maintaining that bit of land for a certain amount of time - no fence needed. If they start paying tax on that parcel, then forget it.


I wouldn't wait on this and I wouldn't let them plant - that is unless they agree to lease the land from you (which is renting the unimproved area for the purpose of farming) and the lease must have an end date. Could be a good way to make some extra cash to pay for that attorney.


Do NOT let them build - you will just have to tear it down when you are ready to build your home, and who knows what building laws are in place - you may wind up having to build your new home in the same place as their structure. Good luck!
Reply:first check your deed, what the seller told you was yours might not be yours on paper. if it checks out. go to town clerks office, check out any maps on file with your property. also check out your neighbors deed and maps. if it all seems to be in your favor. send a certified letter to your nieghbor detailing porperty lines and requesting they remove fence and leave. next get local authority involved. upto this point should not have cost you alot of money

How would you carry out quantitative survey of the plant speices in a wood land habitat?

I'm trying to do the exact same project.I think you use either a line transect, which is a long rope with knots tied in it a metre apart,or you can use a quadrat and that is a square shape which is a metre apart.To use the line transect you must place the end of the rope at a tree and slowly pull the rope out and at every knot count the amount of different species of plant at each knot. This should vary as you go further outwards. You can also use a quadrat which is harder so I'd recommend the line transect. I hope I helped.If more people could help out in answering this question it would be great because I'm a little stuck aswell. Thanks

I cut and link pvc pipe to make a sq yard section. I then take it to the area I want to survey. I lay the square on a patch of ground then I identify and count the number of different species that are growing within the square.I do this in several surrounding areas to get a ratio of whats growing there. I'm not sure if this is what your asking about but I do hope it helps.

10 acres should be enough. You might want to check with Texas state law just to be safe, as well as any local zoning laws. In fact all you need is enough land in which to place an oil derrick. In fact, somebody in Indiana put an oil derrick in thier back yard.

Reply:Most but not all of the Texas Panhandle is prospective for oil and gas. Is your land leased to an oil company? Are there any well close by? If not, I'd suggest that your land is not very propsective. Contact a petroleum land man (they are in the phone book) and ask them some questions. Have them do a lease check for your land (this should cast about $125 maybe more). They can tell you if your land is leased and to whom. Lease prices are any where from $10 to several hundred $$/ acre depending on location.
Reply:The Railroad Commission of Texas has a GIS site to locate oil and gas wells. Take a look at the site to see if any have been drilled on or near your land. If there are several fields nearby then you may be in a location between the oil and gas reserviours. Most locations are not in oil fields.





I havn't worked in the oil industury for over 20 years, but I suppose that the ratio of dry holes to discoveries for wildcatting oil wells hasn't improved much in that time.

Reply:The county accessors office will have the information, a surveryor will also look up and locate the property.
Reply:You might start at the county recorder's office. They can at least give you an approximate location. If it's vacant land, there probably is no address yet assigned.

Reply:why won't the court help you? All you have to do is file a civil suit, have them served and get the Judge to schedule a hearing. You can't just go to the Court house and ask someone to do the work for you. You have to hire an attorney, because I don't think this kind of suit fits under small claims, unless it is an eviction type thing.
Reply:Send them a registered letter telling them they have to move the trailer in 60 days and that storage is accumilating on a daily basis at $25 per day and if they want to protest you will need legal notice in ten days. Check your county laws on this matter. If they don't move it have it auctioned and hauled away.
Reply:That's amazing. You have a survey showing that their trailer is on your land, and yet they refuse to move it? Give them written notice that they have 30 days to remove the trailer, or you will dispose of it as you see fit. That means having a junk dealer tow it away. He may be willing to do it for nothing, as the trailer may have scrap value.

The other answer is correct to the extent of how surveyors determine boundaries of a plot of land, but is not correct as to how elevation is determined.





Elevation is in fact determined using a datum based on sea level and the current elevation datum for North America is the NAVD 88 (North America Vertical Datum 1988) which is based on a sea level measurement at the mouth of the St. Lawrence River in Quebec, and is carried across the continent from one benchmark to another.





Many benchmarks are considered unreliable in relation to elevation, and correcting them is an ongoing effort. Most purchasers of land are unconcerned about the elevation so this rarely arises in real estate transactions, but is very important to cartographers and for applications like airport and harbor navigation, national flood insurance, precision irrigation for agriculture, ground water monitoring and environmental clean-up, and systems like major sewage and water infrastructure.
Reply:Land surveyors start with a "point with honor", some landmark that doesn't change, like a known corner of a landgrant, an existing point in a nearby survey marked with a metal pin, or something else that can be found by any other land surveyor. From there the surveyor produces a vector, the direction and distance to the point of beginning of the tract of interest. That way, it doesn't matter if one of the boundaries is affected by a change in a nearby waterway, whether an ocean front or a riverbed whose coursees may change . . . the starting point will still indicate the location on the globe where the subject tract was so that it can be located, even it ends up underwater in the future.

Tidal gauges are used to determine mean high tide. These instruments are either pressure type, which have to be corrected for barometric pressure or sonic type, which measure water depth using sonar. They record the measurements at freqent intervals over long periods of time and the resulting measurements give a mean average sea level.





This in turn is used to generate a vertical datum for surveying purposes. Because it is such an involved process it is not adjusted very often, but is is changed periodically, and most countries in the world have some sort of a national survey or group that keeps track of this sort of thing. As I have said in your other questions, the current datum for North America was established in 1988 and is used for Canada, US, and Mexico.

I'm amazed at how many incorrect answers you have received for this question.





Mean sea level is determined by tidal gauges, along with mean high tide and mean low tide. The measurements are taken by permanently established tidal gauges that measure the changes in sea level throughout each day, and for periods of many years.





The 'sea level' that the USGS refers to does in fact change from time to time. In 1988 a new sea level datum was established for North America called the NAVD88, which is based on a tidal gauge at the mouth of the St Lawrence River in Quebec. Whenever these changes are made the old maps are revised, and older versions will be considered incorrect.





Because the new NAVD88 used a different method for determining the geoid than the older NGVD29 the errors are not simple systematic errors, but instead vary according to the region of the country. For this reason for applications where exact elevation is important, it is important to use the newer datum. Here is a map showing the corrections made between the two datums:

It depends very much on where you are working.





If you work in New York City, or Los Angeles, or some other high priced places, you will make a lot more than you will if you are working out in a rural area.





In order to make the best money, you must also become a licensed professional. Until you become licensed, you will probably not make enough money to be satisfied.

It is periodically readjusted. In 1988 a new North America Vertical Datum was established and was completed by 1991. This replaced the old NGVD 29 datum that was established in 1929. This is one reason that old maps often have erroneous data on them (as well as changing delcination).

The primary tidal benchmark for North America is at the mouth of the St. Lawrence River in Quebec. This datum is used for Canada, the US, and Mexico. The prior vertical datum in use was NGVD29 that used a combination of 26 different tidal benchmarks. The difference, as I understand it, is that the 26 different locations caused localized errors because of the differences in sea level from one location to another. The newer datum, being based on only one point, does not introduce this type of error into the elevation reference.

One thing to also consider is that many elevation changes are not the result of sea level change. In many parts of the US there is significant ongoing subsidence, and in other areas there is significant uplift taking place. These are the results of groundwater pumping, natural subsidence related to isostacy, and uplift from tectonic forces. Out of about 17,000 benchmarks, about 25 percent have been found to be disturbed by seismic or subsidence activity, Correcting these errors is an ongoing effort.
Reply:I think Geologists measure changes too and punch in the numbers, on the other hand maybe they overlooked because the changes were too small.
Reply:Elevation data is based on points of known elevation on the ground called benchmarks. The height above sea level is approximate depending on where you are. Valid elevation data is established by NVD1929 in my area and is accepted by most surveyors in the area. A special tidal survey has to made to measure what the mean high water elevation is for coastal areas.

control, is the start point and the point you refer to to check everything is where it should be. keep using it to check all readings are correct and haven't gone out. instrument error or you've knocked the machine, you can put it back using the control.

Well, you can usually get a 30 day evaluation disk from AutoCad. TDS out of Oregon offers a similiar 30 day trial. They also offer an unlimited 'crippleware' program (you can not save your product).





After the 30 days, tho it gets expensive.





BUT.. conversely,


AutoCad is pretty much the industry standard for standard Civil / Survey packages designed for desktops. You may be able to find someone that is selling their license.. much cheaper that way since you only have to pay for updates





TDS is ok. but not as powerful or with as many bells and whistles





and, in the long run.. especially with free programs, you get what you pay for.

Reply:Women can study anything men can and vice versa. If this is something that interests you, try to do a little research on it. Look up how much money people usually make in this field and think about whether this would be good for you. Look at how much school you have to go through and the types of classes you would need to take. Also, look up schools that may be good for this.

You may want to think about what your land will be worth now that you found out the pool is on your land before settling on an amount based on square footage value. If you accept say, $1,000. you may find that the property is now worth $5,000. less (or even worthless). I would ask the bank to first pay for a new assessment and compare that to the old before thinking about an amount

We have lived on our land for 7 1/2 yrs., the neighbors have only lived on theirs for 1 1/2 yrs. What are our rights if we have already given them a written 30 day notice and a copy of the surveyed land from our lawyer? Can we physically move the fence?

First of all, I would encourage cooperation with the neighbor. You have to live next to these people for the next ??? years, you better get along.





Second, you could hire 100 surveyors and get 100 different ideas where the property line actually is. Ask your neighbor to see their survey information. It could be nothing more than a simple error on your surveyor's paperwork or theirs. Then try to agree to have a 3rd (neutral) surveyor come out and see where they put the property line.





Third, hire an attorney and deal with local law enforcement. They will tell you the rules and laws to abide by.





I strongly suggest not taking rash action if your neighbor refuses to comply.
Reply:If it is on your land you can physically move the fence, the only thing that would be destroyed would be your relationship with your neighbor.





Is there a reason you need the fence moved since you have been there for that long and never thought about it. Sometimes it is best to establish a good relationship with those you live around and then work it out in a neighborly fashion.





But if you have something pressing that you need the land for, then by all means you have given them notice and you have all legal rights to move the fence.
Reply:Obviously working it out with the neighbor would be the best solution, but the neighbor obviously doesn't seem to care. Eight feet is a very big discrepency for a survey. If you have a county survey, you have a few options.





You can have the fence removed and file a claim in small claims court to recover the cost of removing it. You aren't guarenteed to get your money back, but the fence will be gone.





You can file an action to quiet title to the disputed eight feet. This would alleiviate any adverse possession fears, but could be expensive.





You could file for an injunction requiring the neighbors to remove the fence. This may also be expensive, but is probably the most technically correct way to go.





The best advise is really to ask the lawyer. He will be familiar with local property laws and ordinances. Actually, that gives me another idea. Contact the city or township. The neighbor would have had to have gotten a permit for the fence. If so, the city should have noticed he was putting it on your property. If not, he may have to remove it or be fined.

Reply:isn't this why you have a lawyer? Probably varies from state to state. You better have the county survey it before you knock down the fence.
Reply:Legally, yes. It's your land and what's on it is yours. If they are making no effort to accommodate you, I'd have no problem taking their fence down for them.
Reply:better to get a court order in this as tempers may flare. but, do this now; don't let it drag out or they may claim adverse possession.

If your neighbor knows the approximate location of the property line, she can look for property corner marks which are usually an iron pipe driven into the ground. These are hard to find on old parcels so the only other way is to hire a surveyor herself to check it. If they find that the fence is in the wrong location, you can force him to remove it. I would recommend going to the city hall and to the public works department and they can tell you what your options are.
Reply:As long as he doesn't build it on your friend's land he doesn't need a survey. Tell your friend, that if she's that concerned, to do her own survey %26amp; have the markers placed.

Build anything you want, anywhere you want. If he is wrong, she sees an atty, has a survey done or verified, has him pull the fence down, and pay all the legal fees.
Reply:Let him build the fence, then pay for your own survey, any part of the fence on your land, knock it down and burn it. I am sure the other person will take the hint.
Reply:Your friend needs to do their own survey. Unless the county/district you live in requires a survey to build a fence the other person isn't obligated to have one done.

I'm planning to restructure the land surveying company I work at; since the sales are not happening {as in projects}- and we need bigger contracts- more institutional based, more commercial projects.








• We don’t have referrals.


• Its mostly repeat clients because we’ve dealt with them in the past and because we might be the cheapest option that could give them ‘decent’ work.


• Most of the interested parties are just looking for an updated survey.


• Our performances or packages has no U.S.P-


• Basically for the previous 8 months we’re just pushing the carts.

I can only speak for how it works in NJ, but here is what I think you should do.





Make sure you have a current business registration certificate.

If you don't have a PLS on staff, hire one, or have someone with a degree take the test.

After you do those 3 things:


Start submitting proposals to local government agencies. Check municipality, county, state and federal websites and subscribe to public notice services.


Send a brochure with a personalized letter to every single civil engineering firm in your region. Advertise yourself as an SBE and request meetings with the head of their site development and transportation engineering groups. Trust me, this will get you work. Large companies that go after government contracts almost always need an SBE on their team. Survey is a great task to sub out. Good Luck!!

I remember PC Survey from the 80's. You may want to get up and running with AutoCad Land Development Desktop. That's what every surveyor I know is using. I'm a licensed surveyor in Florida. I work for a local engineering company that uses AutoCad with SurvCADD 2007. It was hard to get used to, but It only took about 2 months to become proficient. What state are you in?

Well I'm a licensed civil engineer, not a land surveyor, but I've done a lot of surveying and worked with PLS's. I think it's a great career choice. I try and get out in the field as much as possible too. The surveyors I've worked with really like their jobs and make good money, especially if they're licensed. things have changed a lot fr. the 70's, gps is used a lot. i work as a small forestry contractor and use a simple string box (a box with a roll of fine string, tie one end to a tree and as u walk it measures the length of string) and compass. most of our land is old farm land and measure around 100 acres. so we find a fixed point, say a neighbours boundary pin(placed in the ground by the gov. when land is sold) or centre of a road. then with measurements off a map we can find one side of a property, using the same map we find the direction of the boundary (here it is usually 5 degrees off north-south) so all we have to do is stand on the boundary and align the compasss to the right degree marking sight down the compas and take a point in the distance (10 to 30 feet), say a tree or big rock, one guy will run ahead and when he is aligned with the needle of the compasss he will tie a ribbon. compas guy will run to ribbon and take another sighting, run ahead tie a ribbon, take a sight tie a ribbon we just do that till we get to the end of the property, which we have been measuring with our string box. repeat for the other side, then just join the two lines to make a rectangle. but this is really just a educated guess one step to the left or right will throw off the next sighting and your line will run off on a angle. the best and most expensive way is with a transit or gps.

How do they survey land?
Took a class in surveying while in college (1973).





Its basically like drawing an object (say a rectangle or triangle), but you use a transit and a metal ruler.





The transit is the little telescope that sits on top of a tripod. You use it for measuring the angle from one side to another.





The metal ruler, is like a water hose - it was about 200 feet long and 1/4 of an inch wide. Its metal so when you measure, it will not stretch or shrink.





You then measure from one point, or corner to the next corner.





When you finish, you draw a map and use geometry to check your work. All of the interior angles should add up to 360, if they don't you made an error someplace.





These days, modern equipment uses laser but I have no experience with them.

Rough idea for costs of surveying land for Fence boundaries?

I have a lot size of 180 by 75 roughly in Linear feet according to the plot map. Unfortunately, I have no idea where the edge of the property starts, especially in a heavily wooded back yard.





I've never hired a surveyor before and am curious as to questions to ask and an estimate of cost. What are some things to request? And how much will it roughly cost? Thanks.

I have surveyed every property that I have owned and whether it was a city lot or the 5 acres that I am currently on it cost me $475.00 each time. Call around because prices vary widely from company to company. When I have mine done I request to have 3 copies of the map and boundries with any easements or tiles on the property marked and measured. I request 3 so if I have to submit any plans for projects I always have one on hand. Most companies will mark the corners of the boundry with rebar and put their cap on top to indicate a surveyers marker. They will also flag the corners for you, and the company I use will flag one down an entire side if I told them I was putting in a fence so I know where the boundry is.





Once they were finished I later came in and dug around the cornerstakes about 8" deep about the size of a coffee can and filled with concrete bag mix, leaving the top of the stake cap exposed at the top of the concrete. This allows me to easily find the marker 5 or 10 years later or maybe more. If you don't they grow over quickly and unless you get lucky with a metal detector you have to have them return.
Reply:Usually when you purchase property there is a record at the courthouse where the boundries are. They are usually marked with Big Stones that are NEVER to be moved. It might be different where you live though.


It most definately should be on the deed itself.
