My friend's neighbor want to build a fence without a land survey, they are having heated argument about this.





She insist to her neighbor that he must hire someone to do a land survey before he can build a fence but he insist not to. But instead, use a approximate boarder line instead.





What can she do to prevent the fence been built before a land survey is done?





She is in Seattle, WA (if any applicable law is needed)

If your neighbor knows the approximate location of the property line, she can look for property corner marks which are usually an iron pipe driven into the ground. These are hard to find on old parcels so the only other way is to hire a surveyor herself to check it. If they find that the fence is in the wrong location, you can force him to remove it. I would recommend going to the city hall and to the public works department and they can tell you what your options are.
Reply:As long as he doesn't build it on your friend's land he doesn't need a survey. Tell your friend, that if she's that concerned, to do her own survey %26amp; have the markers placed.
Reply:there has been a survey at some point I bet. Do some homework at the courhouse; or walk the property line looking for the survey pins as referenced.





Build anything you want, anywhere you want. If he is wrong, she sees an atty, has a survey done or verified, has him pull the fence down, and pay all the legal fees.
Reply:Let him build the fence, then pay for your own survey, any part of the fence on your land, knock it down and burn it. I am sure the other person will take the hint.
Reply:Your friend needs to do their own survey. Unless the county/district you live in requires a survey to build a fence the other person isn't obligated to have one done.
