How much does it cost to have land surveyed in Kentucky?

It depends on who surveys it...it's a free market and surveyers can charge whatever they want.





It probably also depends on the size of the property. A city lot is different from a farm.





Of course it's Kentucky, so a couple of squirrels should do it.

Reply:You will need to sub-divide into 6 parcels and only can do that at the county land, zoning, planing office. Depending on what you are going to do with it or if you can do it at all. Zoning will depend on everthing. Some areas may require 1 acre or 5 for septic and in that case you would only get 1 or 5 parcels. Also some areas may not let you do it at all due to land density zoning like R-1 (residential 1-acre) Hope this helps.

Both previous answers are partially incorrect. It is possible to buy and sell property without having it surveyed, but it is never advisable to do so, because you cannot legally rely upon the accuracy of the existing information, which may be either obsolete or simply wrong. Therefore, land transactions in which a title company is involved do require a survey, since title companies understand the value of a survey to verify the facts. Regardless of whether your neighbor has had a survey done or not, you should not construct a fence, wall, garage or anything else near your property boundary, without having your own survey done, and having a licensed professional land surveyor determine the proper location where you may safely and legally erect your fence. This is the only way you can be protected from liability. If you commence construction without the protection of a survey, you will be liable for any damage that may result.
Reply:If either property has been surveyed in the past, survey markers will have been permanently placed. A fence can be erected on your side of the boundary as defined by the markers. If the property has never been surveyed, I'm afraid your neighbor is correct. Land titles are passed based on measurments (latitude, longitude down to minutes and seconds). You need to establish those exact physical boundaries by means of survey.

If you are only talking surveyed land, that means the legal boundries have been set and the cost of the survey has been included in the price. There is also the possibility that the land has already been improved, meaning access to electric, etc. has already been done.





Unimproved land means that nothing in the way of survey or utilities has been completed and those items come at a price. If the work is done, the price of the land goes up.
Reply:Depends on where you are, and what the survey did.





Basically, unimproved land is anything without buildings. Farm and pasture land is unimproved, a house or an apartment building is improved.





The value of the survey is in the fact that you have a good idea where the boundaries are, where the fences are, exactly how much acreage, possibly it will show any significant terrain features like wetlands, maybe show the setback requirements from Zoning.





How much more than unimproved that makes it worth really depends on the cost of a survey in the first place.
Reply:They have nothing to do with each other. Surveyed has a drawing showing the property lines, easments, and any permanent structures on the property. Unimproved land is just a term for property that has no structures or water or sewer to the property.

I am assuming that by 'paper roads' you mean roadways that show on the plat (survey) but were never built.





If it is a subdivision plat then then the roadways belong to the developer, or he may have deeded them over to the city, county or the homeowner's association.





If it is an old city plat, then it is the city. You cannot adversely possess land against a government entity, but you can against an individual. Differing states have different laws regarding this.





On a lighter note, when roads have not been built, the neighboring landowners frequently utalise the space, but don't build anything on it you cannot move because at some point in the future they may decide to build those roads.





If you are really interested in doing away with the possibility of having a road there someday, then contact the developer, or city etc. and ask if they would consider selling you the property.

Reply:I'm not sure what you mean by a paper road, but look at your deed. It will tell you if you own the land or if you have a right-of-way across it. If the deed says you own it you need to get a surveyor to mark it for you. The neighbors may not know they are over your line. If it is only a right-of-way the neighbors own it and you only have a right to use it.

Not sure what you are asking. I live in Florida, and there are lots of amazing animals that live in the virgin forests. More specifically, there are many insects: large spiders, mosquitos..etc. In addition, I have seen Armidillos, small deer, eastern diamond diamond-back rattle snakes, gopher tortioses, bobcats...etc.

Land surveying company put marks on where our property is but there is a metal pole which neighbor says is it.

So we have planted bushes along our property line, maybe about a foot back, but there is the metal pole, around an inch in diameter, sticking about a half a foot out of the ground which neighbor says is his property line.





Neighbor is fine with the plantings but should I move them in case they sell? Should I talk to our surveying company again?

Yes, if it's a question of where your neighbor thinks the determined property marker should be located. Had he done this through licsensed surveyor you may receive a full disclosure of their findings, with your neighbors consent, and possibly a financial contribution to your neighbor for offsetting the cost of a surveyor. Most states have a loophole law that says, it is the property owners responsibility to determine the properties boundary. Surveyors don't come cheap either!

It is impossible to answer your question because you did not provide anywhere near enough information like where you are, what type of survey you need, and what the terrain is like.





Best I can do is give you some general suggestions





1) Look locally first. Local surveyors have a better knowledge of how to survey in YOUR area. They can identify where other surveys have been done and know what to expect in terms of reliability of previous work.





2) Know what you want, and tell him WHY you want it? Do you want the area mapped, or just pins for your corners? Are you having a dispute with your neighbor or do you want to sell all or a piece. All of this affects how he/she will perform the survey.





3) Do not shop by price. That old adage of 'you get what you pay for' really applies here. If you are buy a $5 survey for a $500,000 piece of land, you are almost guaranteed top end up in court somewhere trying to explain why you suddenly appear to own a big chunk of the neighbors property.





4) No !!.. it costs more if you watch, and even more then that if you help.

Reply:You may be making a mistake by shopping for the cheapest surveyor. Your best bet would be to call the most reputable surveyor in your area and ask for a bid. If it's too much, just ask if it's the best price that they can give you. If you need the survey for a property sale, you can arrange for the buyer to pay for the survey at closing. If you need the survey to build a fence or structure, it would be important for it to be correct to avoid future problems.
Reply:You will need to contact local land surveyors. It all depends on what you mean by "surveyed." Locate property lines/corners, subdivide, topo surveys, etc. are all different costs.
Reply:In addition to the first answer... A few things I consider when bidding a survey... What is the terrain like? When was the last survey done on your land? In your section?


Call a couple of surveyors in your area and ask for prices! Have a copy of your deed in front of you, your assessor's tax ID number, and any relevant surveys (these can be found - sometimes - on file at your county recorder's office)... Don't worry too much about the relevant surveys though... your surveyor will pull that as part of researching your job to give you a price!

How to figure out a stationing problem in Surveying land?

I'm in an Elementary Surveying Class, and last week we went over some stuff on surveying but I can't get this question using the notes I got so I'm gonna see if anyone our here can help me.





I was given 2 stations on a horizontal line. One station was called Sta 10+00, the other is Sta 17+46.32 how do you figure out the distance between? I was also given a manhole that is 112.43ft to the east of Sta 17+46.32 how do I figure out the station of the manhole?

How to figure out a stationing problem in Surveying land?
The number to the left of the "plus" is the number of even chain lengths. For american work, a chain is usually 100 feet long. so the distance from sta 10+00 to 17+.... is 700 feet plus a remainder. In the example the remainder is 46.32 feet, making the distance 746.32 feet. In the old days, measuring a line required setting a pin every chain pull, or 100 feet, so the terminology of stations was common. The rear chain man would pull the pin after each measure, so when the destination was reached, the total distance was the number of pins the rear chainman had times 100.





I am not sure if the direction "east" represents an increase or decrease in the line of stations. Assuming an increase, 112.43 feet is 1 complete chain plus a remainder of 12.43 feet. Add 1 to the station number 17 and then combine the remainders, 18 + 58.75. If the direction instead back-tracks toward sta 10 + 00 then you would subtract the distances making it 16 + 33.89

How do we correct a neighbor's survey?

Our neighbor has two lots, one is 60 ft. wide, the other is 55 ft. wide. We have two 60-ft. lots. Her daughter recently had her land surveyed with the idea of building on the vacant lot. Next thing we know, there's a surveyor's flag in our driveway. We called our neighbor and told her we believe the survey is in error, and she said not to worry about it because she won't be building anyway.





The situation worries me, and I don't want anyone else getting some of our property by adverse possession.

you will have to get your own surveyor out there. That way if there is ever a problem you have something for court. Don't wait until a problem arises do it now and make sure it gets recorded.

Land surveying, mapping , and GIS are so Involved and diverse pending on the Software and Equipment that are used. Land Surveying can be done with a total station, lock level, GPS, clinometer/tape measure, etc. mapping can be done by hand, AutoCadd, MicroStation, PathFinder, EagleSoft, etc., and GIS can be done with ArcView, ArcGIS, etc. All Of these methods have their own manuals and courses. Not to mention the mathmatics, design engineering, computer skills, and legal aspects of all these things it would be impossible to cover them all in a DVD teach yourself type approach, even then you would not be able to get licensed or a seal. Education is the way to go.
Reply:Land surveying is very complex and requires a 4 year degree to become licensed in Florida, USA. It is doubtful that you could teach yourself land surveying from cds. I would suggest enrolling in a college if you are really interested in becoming a land surveyor.

Tried to obtain a permit to level our house. Secretary told us that we would have to have a Survey of our city lot. The house is in the middle of the lot (not near a boundary). I relayed info to our contractor that we hired. He went above her head and obtained the permit from her boss ( without the Survey) . Is this a law? My contractor had never had this request before. Reply:That would be a local law. County or city. That's where you will find your answer. If the permit is signed by the secretaries boss the secretary can not dismiss it. But if you need any other permits from her office you may not get a friendly reception. Small Texas towns are noteworthy for being able to take offence. If you are going to be living there it is better to make friends than enemies. Try to smooth things over.

That sounds like a measurement problem where the surveys when they were made did not meet at the same point and as a result there is some land between to deeded parcels of land that legally doesn't belong with either parcel of land.

If the purpose of the survey is involved in a financial transaction, check to see if it will be accepted. If you are the seller and the surveyor as well, that's a conflict of interest.





If you just want to know where the boundaries are and how much land you have, sure, it's entirely legal there.





Even registered surveyors do make mistakes, but at least they are not involved in the financial transaction, whatever it is.

Reply:There are so many aspects of land surveying that unless you intend to become a land surveyor for a profession, you would not be able to survey your own property. In order for a survey to be valid, it has to be surveyed by a licensed land surveyor. Swamp and dense brush should not hinder a surveyor from providing you with a boundary survey of your land. Benchmarks are actually points of known elevation and have nothing to do with your boundary unless your property is bounded by a navigable waterway. Even if you do establish accurate positions for your property corners, they would not be valid unless they were measured by a licensed land surveyor or unless you found all the corners intact and undisturbed. I would be more than happy to assist you in any way I can to find your property corners, but I'm licensed in Florida. If you're here in Florida, I would love to come visit you and help you out just for something challenging to do. If you're not in Florida, I would suggest hiring a surveyor in your state to do the work. Make sure that you provide your surveyor with the legal description of your property that appears on the deed.

"land survey rod" could mean a few different things, since various types of rods are used in surveying.





I will guess that you are talking about a rod made of wood or fiberglass, 6 feet or more in length, possibly of the telescoping variety, with collapsable sections, which may be up to 25 feet long when all the sections are fully extended, and which is marked with lines and numbers on the front side.





Such a rod is held in place by one person, the rodman, and read by another person, the instrument operator, who looks at it through the telescope of a surveyor's level, which has crosshairs, just like a rifle scope, and the operator then typically records the reading where the crosshairs cross the rod, writing down the number indicated by the line marked at that point on the rod. This process is known as differential leveling. There are other more complicated ways of using such rods to determine elevations, but this is the most common manner in which they are used.

Reply:Beleive it or not LA County is over 4000 square miles in area. Your best bet cost wise is what has been suggested; hi-desert area. Also, if you end up in a more built up area your most likely going to run into issues with the city/county or your neighbors by trying to build such a non-conforming type home.

Reply:There is. You can argue he had time to contest it and did not. My parents had a similar situation in east rockaway. The neighbor wanted to expand their driveway and insisted the property was theirs. The neighbors even hired a surveyor to prove their point, but the survey proved they not only did not own the land, but part of their driveway was already on my parents property. The village advised forcing the neighbor to remove the encroaching driveway or my parents may relinquish control by default. My parents just bought the house, so even though the driveway was old, they acted quick and forced the removal. If they had waited years after knowing, the owner could argue that they effectively abandoned or gave up ownership by not acting years before.





Check with the town building department. Always better to have the law on your side. Things like this can get messy (expensive) real quick. better to have a fact based solution now.

In my opinion I think you have a pretty good chance of gaining legal title to the land.
Reply:No, you don't. Instead you need to work with your neighbor to resolve this to their satisfaction. Your fence, their property. NO matter the person at fault, they could take it down at any time. You may be able to sue for the cost of moving the fence. The surveyor or the city that hired them or the company that hired him. Best to consult and attorney and be nice as pie to your neighbors in the meanwhile. Eventually you have to move the fence.

You want to Find an ABET accredited school that offers Surveying or Geomatics, and many programs are changing the name to Surveying engineering. Different words but typically the same programs. Check with the schools to be sure. From the Abet website the following schools are available in NY. Unfortunately surveying programs can be few and far between there are only 25 accredited programs in the country.

Trust me there are GPS programs accurate and precise enough to do surveying. I don't know where you're at, but I work for Western Farm Service (may be Crop Production Services near you) and I spend about half of my time making GPS maps for growers. I use a Trimble "AG GPS" running "Farm GPS" software. I don't know who makes the software off the top of my head, and I am not on my work computer. I am sure that this system makes acreage maps accurate to the thousandth of an acre. Assessing the soil properties is easy , just have to pay for all the processing of many samples (unless you mean using GIS to assess soil properties, which I know nothing about).
Reply:I dont think you can. The us military specifically ruled out making GPS good enough to measure down past i think about 50 foot, and land surveys need down to about a couple inches or more. Think neighbors fighting over a fence between their yards.

Reply:Dependent upon your location, there are several diffent GPS style of instruments for doing the work that you are requiring. I have not directly used this equipment but have received the reports for fields that were measured by GPS tracking units placed on a four wheeler. Again this same type of equipment is used by surveyors for marking their points. Seek out this equipment online under GPS tracking or under surveyors equipment. With a little research you will find what you need. This equipment is accurate for most of our needs. Good luck.

Reply:It all depends on the amount of work involved. In a newer subdivision with a 4 sided lot, you are probably talking about $300-400 here in MD for a "stake survey." Some properties require a lot of research and others a lot of field work.





Sometimes a "location survey" (just to show location of house on the lot for the title company prior to settlement) will uncover corner markers (usually buried steel pipes) and will only cost $150-200.





If the property has been surveyed in the past, there may be buried pipes marking the corners. You might find them with a metal detector.

I'm answering the surveying part. You need geometery, trig, elevations, geographic contour familiarty, and be very fit. You will walk several miles each day. You need to know how to string distances using a "chain", find property and locator markers (usually brass caps that have been driven to mark boundry courners) and be able to read maps of all kinds. Just a heads up, you can't get lost...EVER!
Reply:Depends on how much academics you plan on taking. If you're aiming for post-graduate degrees (Masters or PhD), then you'll need to know a fair amount of math to be really good.





other than that, i would say that trigs are a definite must for surveying as well as the basic 3-course calculus sequence at most universities and a course in linear algebra or abstract algebra. Others that are usually need-to-know include differential equations and numerical analysis.





Some geophysicists that I know have taken advanced math courses like Adv Calculus or Analysis. I know fuzzy sets (which are senior-level math courses, bordering graduate level) are sometimes used.





So in answer to your question, a good geosciences program would usually have a lot of math in it. You can probably do okay, but I would recommend taking the early courses very, very seriously! You need to have a good understanding of the elementary stuff to even stand a chance in the higher levels.





As for surveying, this is a lot simpler than geosciences - the focus is more on trigs and not so much on diff eq'ns etc. It is, of course, much lower than geosciences in terms of prestige and difficulty (and pay)

There should be iron pegs(re bar) at each of the corners, or any place where the property lines change directions. If you feel that he is unjustly taking your area, have your own survey done or review it with him to show him why he is mistaken. If all else fails you will need to go legal on this. Hope not, gets expensive quick and the only winners are the ones collecting the fees for it.
Reply:You'd better have that looked into by a lawyer, you may be losing a good bit of land that is rightfully yours.

Oklahoma abstracting fees alone typically range from 450 to 550. On a residential contract in Okla. City area the seller and buyer usually split the cost for abstracting, title exam, title insurance and survey. On a residential contract in Tulsa area the seller usually pays abstracting and survey and the buyer usually pays for title exam and title insurance. (Some variances of course depending on contract.)





There are plenty of fees including appraisal, closing, abstracting, title exam, title insurance, binder, recording fees, tax stamps, UCC Search, abstract storage, tax prorations, etc. These fees might total around $2000 or more.





If the seller is giving you a great deal, i.e. the property is worth more than you are paying, then you could say you are willing to pay for everything. Otherwise, negotiate. Who pays what fees should be part of the terms of the contract. Also have a back out clause if the property does not appraise for at least the sales price.

Reply:You might try asking the title company what a typical charge for the abstract would be. You should easily be able to get an outside quote for an appraisal.

Most GPS only give '+' or '-' 2.1 metres at best.
Reply:A handheld GPS unit will work within reason, just don't use it for surveying or trying to lay down something that needs accuracy such as the foundations of a large house on a hillside. In some parts of the world, GPS isn't as accurate because there aren't enough satellites in the area or they intentionally make it inaccurate. Some GPS units will constantly trace exactly where the unit is so you can walk to a point and see what the path looks like. If you have a unit that does this, test the accuracy of the GPS in your part of the world by staking off 3 points in a triangle shape of a considerable distance such as 100 ft (30 m) per side, travel from point A to B to C, and see if the GPS unit actually made a triangle shape that closed on itself. I had a problem with that on a field trip in Utah and had to build in uncertainty ranges for my map.
Reply:Handheld GPS units are not suitable for surveying.





For that, they make survey-grade GPS receiver systems that will give you millimeter accuracy. But they cost tens of thousands of dollars. You're likely better off hiring a surveyor to do the job.

Here in NJ, if you are able to get a certified copy of the survey done for the prior owner, you can get an affidavit of no change from the current owner and the title company will insure it. Your lender will have to be ok with this also. If the prior survey was staked, it shouldn't be an issue.





You absolutely should get a private home inspector to do a exterior wall and roof frame inspection followed by the open wall or pre-drywall and pre-insulation inspection and then the final walk through inspection.





For all my clients who are closing on new construction, I advise them to bring a nightlite or something small to plug in each and every outlet to test it. At least 10% find an outlet that isn't working. Remember ... If it isn't on the punch list, it's your problem not theirs!

Hello having some major issues with our neighbor.He is saying that he owns a portion of our land and part of our home its sitting on.The house was built 43 years ago and his home was built later.My in laws owned the house for close to 20 years and now we've been here for 2.Included in this he is saying he owns a 3 feet strip behind the house..Which is very odd because someone elses corn field sits right behind this.Hard to explain.We can't afford to pay a ton to get the land surveyed so Im wondering what I need to do to get this settled.We are in Fountaintown Indiana.Any info would be great.Thanks

The county court house (assessor) will have plat maps for you to look at that will show you the boundaries of the properties.


This happens more frequently if when the house was built they were building on a 1935 survey line, which at that time was done more by fence than county grid lines. If he has recently had a current survey done, it could be showing the corrected property lines, but I would think, as of here, the land your home sits on for 43 years would be grandfathered into a property agreement of some sort.

Different states have different requirements. In Florida, a 4 year college degree in Land Surveying or a related field is required. When I got my surveying license in 1990, there was no education requirement, but 6 years in responsible charge of a field crew and 6 months of office calculations and drafting were required along with references from 6 other licensed land surveyors.

Yeah like others said, you can go to your county courthouse and look up the plat for your property. Many times you will have to pay a dollar to 15 dollars for a copy of the plat. If your just wondering where your property lines are then that will be all you need. The actual survey will have the house and other flatwork/improvements, in addition to the distances.


Too bad you didn't live in the ft. worth are I'd just come out and find your property pins(or bois d'arc in the probable case of your lot) in exchange for a case of beer....
Reply:You can probably go to your county government offices and look at their plats of surveys. This will tell you where your property line lies, however, you need to have a professional surveyor translate this to the marks on your property. If you can dig up an old survey when you purchased your house, you may be able to call the company and have it updated for a cheaper price.
Reply:No. Land SURVEYS are documents owned by the person(s) who paid for them. You can certainly find assorted legal documents describing the property at the land office of the county in which the property is located. However, for a certified survey, you will probably need to hire and pay for a professional survey.

Let him build the fence.





If it crosses her property line, she can tear down ANY part of the fence that is ON her property line. That way she'll get the last laugh.





Have her remind him of that and he'll get the survey.





PS: If he is hiring a contractor, no contractor is going to build the fence without seeing a survey b/c they are responsbile to make sure it doesn't cross the property line.





PS: There is an alternative to paying for a new one.. If the homeowners have NOT changed since the last home purchase, there should be a copy fo the survey in the closing paperwork....and there is no reason why that survey should not still be valid.
Reply:There is no requirement for a land survey to build a fence. Of course, absent the land survey, the location of the fence is subject to dispute.





If your neighbor thinks the fence is going to be built on her property, she can have a survey performed. If the fence encroaches on her property, then she can demand that it be moved.

I say, let the neighbor build the fence, then get it surveyed AFTER, because not only will the guy lose his fence, but there might be other legal ramifications as well.





I would also wait until he's NOT at home to have the surveyor come out, just in case the fence actually extends your friend's yard, that way she won't look stupid.
Reply:Take him to court. if he builds a fence on her property she can tear it down. I think if your neighbor is to stubborn to get a land survey that your friend would have to shell out the money for it if she wants to insure that the fence isn't going on her propriety.

Get a title company to do a title search on the property. The property description will describe the boundary and any markers. With that description, a compass, and a tape measure, you may be able to find those markers. When you find one, the property description tells you how to find the next one with a distance and a (true) bearing. If you can find the markers, you have the main product of a survey. If you need an official record, it needs to be done by a licensed surveyor. But that survey will be considerably less expensive if you can show them where the markers are.





If you can't find some of the markers, you're still better off using trigonometry from markers and other property lines that you can find. A surveyor would also use an accurate GPS, and they are not cheap. For a level, try a contractor's laser level. Then, you could use it for other tasks as well. I doubt even a surveyor would buy a transit just for one job. Use a good protractor or more trigonometry.
Reply:You will have to hire a registered surveyor for a proper legal survey. You cannot get around it. Otherwise if you want to estimate where you can place a road or build on your site you can do a good job using long measuring tapes and levels.

Reply:First make sure your state and local municipality allow a home owner to survey their own property. Secondly you need to get a map or track of the land. This should be easy obtained at the local court house. Then you can visit the survey department to find out the local laws and how they need it done. You cannot assume the property line is the same and where the pins are determine the degree of the land and the lines may not be straight. It is very complicated.

Who is responsible for land survey in US? Seller or buyer?

I own some property that adjoins my brother's property. He's trying to sell his land now. He keeps saying that he "thinks" the line is here, this corner's there, etc. He says that no survey is required, since there is a property description on file in the courthouse. Brother insists that he's not laying out one dime for this property sale, and that the buyer can have it surveyed. I told him that nobody in their right mind would buy a piece of property where the boundaries aren't clearly marked. He keeps saying it is buyer's responsibility for the land survey. I know one of his corners is off by at least 20 feet, as I can remember the old property line from when I was a child. He's a few years younger than me, and doesn't want to hear what I'm telling him. If he does manage to sell it without a survey, what are my rights if the new owner and I disagree about where the property line is?

The buyer is responsible for getting a survey, and the survey rep will interpret that against the legal description to make sure that there is a match.





If there is what they call a "survey exception", which means the new survey doesn't match the legal description of the property for sale, the seller, must have the legal description corrected through their own real estate attorney, or in some cases, where the lot is SMALLER, the buyer can ask for a drop in the sales price of the home...as it would be a material misrepresentation of what is for sale.





Title CANNOT pass with a survey exception....the bank won't allow it BECAUSE the title company will not insure it...remember the purposeof title insurance...to correct defects of title as well as ownership, and that includes correct property lines.





That is why EVERY client needs to get a new survey whenever they purchase a home.





Some surveys have so many errors (from years of previous mistakes) that when discovered, it renders a property unmarketable.

PS: Legal descriptions change over time. Some properties may make reference to landmarks such as a creek, a large boulder, or even a tree....guess what happens when the creek moves or the tree or rock disappears? You now have a survey exception.

Reply:The survey will be the responsibility of whoever the contract states is responsible. In many cases, the Buyer or title company will require a survey. I always recommend a survey for my buyers, because you never know if the lines have shifted over time.





In your case, I would probably pay the money to have a survey done of your property so you know what property is yours, and so you have a record if the buyer ever comes in and says that the property boundaries are incorrect. You can then compare your surveys, and if there's a discrepancy, you can have the surveyors figure out who is correct.

Reply:He's correct about the survey. If he can find a buyer who will take the property based upon legal description, he won't have to get a survey done.





On YOUR part, I recommend that YOU get a survey done on YOUR property, so that you have clear and convincing evidence of where your own property lines lie. And do it soon, before he sells, and then insure that the lines are clearly marked for any potential buyer of his property.
Reply:Your rights are unchanged regardless of who owns the property adjacent to yours. If it concerns you, hire a licensed land surveyor to mark your property lines.
Reply:There has to be some record identifier on his property tax bill that they are using to assess his property tax. That is a plotplan at the town or city hall.





You also have to check your property tax bill and get your plotplan number and check it out and make sure YOU know where your boundary line is so it doesnt cause a problem for you but it will be an issue for the new owner.





They could ask you to pay half. I do not believe that you are legally obligated if you have your plotplan of your property.

The 'camera' is either a theodolite, a gps unit, or a level





if either of the first two they are mapping and measuring to determine the location of features (both real such as trees or streets or imaginary such as property lines or construction limits).





If they are using the third instrument they are determining elevations of various items - typically this is in conjunction with either the mapping functions (above) or to set construction controls for a future development.





To wander a bit further.. the REALLY high tech instruments actually combine cameras and will take a photograph while they map. and the REALLY REALLY high tech ones (think in the $100,000 range) will not only do all the other work but take a high resolution lazer scan of an area to create a three-d model on a computer (like you see in the tv shows but not quite as good)

The company issuing the title insurance normally conducts a survey as part the title search before issuing the policy. That said, ALL terms of the sale, INCLUDING any survey and who pays for it, should be WRITTEN in the contract.

A Buyer could require the Seller to provide a Survey, but most Seller's would refuse if it isn't required by law, which it isn't in most states.





You get a "legal description" of the land, and the Seller guarantees it is correct. If you don't believe them, do the research.

i can't tell you a good price but i would do comparison shopping i would call a few surveyors and explain it as stated in your question and see based on a broker price opinion appraisal what would be the cheapest and best surveyor service to use.
Reply:What you might want to do to save your self some money if the land has been previously surveyed is order what is called an ILR which is an improvement location report which is not a full blown survey but it requires that a survey drawing be completed and the lines drawn on paper by a surveyor relating to your boundaries. Such a survey report runs about 350 to 550 ask the title company about it.
Reply:I would expect a several thousand dollar cost. Even though there are markers already there, any surveyor will confirm that they still remain in the correct location, and will survey all line markers anyway.





Much of the cost depends on how near or far from the property a 'certified marker' can be located. The farther away from your property, the more work the survey entails, and the higher the cost will be.

Endorsement from the Special Land Acquisition Officer/BDA/KIADB / K.H.B etc.: It confirms that there are no acquisition proceedings in respect of the property in question.





Encumbrance Certificate: This should be in Form No.15/16 for a period of at least 30 years from the office of the Sub-Registrar exercising relevant jurisdiction over the property in question.

The following are the additional documents required in the case the property in question has been converted from agricultural to non-agricultural uses and purposes:





1. Conversion Order issued by the Deputy Commissioner or Assistant Commissioner under section 95(2) of the Karnataka Land Revenue Act, 1964 exercising jurisdiction over the property.





The order also prescribes certain conditions and mentions whether the land has been converted for residential, commercial, industrial, public or semi-public uses.





2. Receipt evidencing conversion fine paid as levied under Section 95(7) of the Karnataka Land Revenue Act, 1964 in the form of a challan to the Treasury at the rates prescribed s in the Table under Rule 107 of the Karnataka Land Revenue Rules, 1966.





3. Conversion certificate issued by the Tahsildar confirms the conversion order and the conditions contained therein.





4. Form No.9, Form No.10 and Form No.11 issued by the Village Panchayat/Tahsildar.





These forms are issued by the Panchayat after the conversion of the property has been done which contains the Khatha and Assessment in Form No.9, the receipt for having paid the taxes in Form No.10 and the Mutation Entry evidencing the transfer of Khatha in Form No.11.





5. Receipt for development charges paid issued by the Village Panchayat Secretary (Betterment Charges)





6. Non-Agricultural register extract (Form No.32) issued by the Revenue Department contains an extract from the Register mentioned above in which the entry and details of lands converted are entered.

Optical Square is an old term, (I have not heard that in years) for a Right-angle-prism.





It is a small device which, when looked 'into' allows you to see lines to the left and right which are at 90 degrees to your line of sight.





It will allow you to roughly (emphasis on the word rough) lay out a grid pattern (as in cross sections), station and offset points, or approximate large square areas such as a football field.





Primarily it is used for grading work where precision is not as critical.





Personally, the old clap your hands works just about as good.

It means that that space is "Public Access" and you don't have the right to block it off.





I have two areas which are eight feet wide along both sides of my land which are concidered right of ways. This means public access too.





The good news is, you can ask for improvements to be done like paving and the local government is responsible for 1/2 of the cost.





I used that to improve the ally at my old home. They did the work and I paid half the cost. It was great cause then my neighbors followed suit and it upped the value of our neighborhood.

Reply:It means that in Real Estate legal translation that you do not technically own the use of that portion of the lot. You do not have the legal right to build, fence or make other use of this land. In some areas these areas designated as alleys are used for other things, but at anytime the municipality can demand that that use be terminated with no compensation to you, and they have the right to levy fines for the alley being blocked.





In previous times alleys were often used for delivery trucks, fire and emergency services access, even trash pick up, and all sorts of utilitarian purposes. Then, and now, they may be required to be kept open and free and clear of any objects /plants and other items that might impede transit.

it may be hard to pin-point an exact $ amount for a lot of different reasons.. a lot of times it isn't just as simple as it appears, the surveyor must do enough measurement's in the field to verify the accuracy of the corners that are in the ground to be sure they accurately represent the true ownership boundary's. if the property is overgrown with adverse terrain it may take 6 to 8 hours of field work...your best bet is to contact the surveyor who did it prior (there contact info will be on the survey may) they should be able to do it a little more cost effective, rather than hiring another firm who has no prior involvement or knowledge to the property.
Reply:I'm not sure if it is by the job or acreage, but I have heard surveying costs between $300 and $500.

I own a large piece of land in the Catskills which was already legally subdivided before I purchased the property. There is a 4 acre lot (with the house on it), as well as 10 acre parcel surrounding that. Then there are two adjacent lots of 2 acres each, as well as a 2.5 acre lot and I believe one smaller 1/2 acre lot.


Roughly how much will the survey cost and what would be included (ie. will they stake or mark the different lots in some way, will they provide a small map of some sort, will they "walk the land" with me to point out the different boundaries)? Also, what info will I need to provide them prior to starting the survey (ie. will they be able to determine which plots of land I are mine on their own)?

How much does land-surveying cost in upstate NY and what does he service include?
We just had this service done in Oregon, so while I can't say what this would cost where you are, I can safely tell you what will happen and what you will end up with.





1) The surveyor you hire will go to the county surveyor's office and see if there are any previous surveys that have been done on your property. Because you mentioned there was a house on the land, this is probably the case. These existing surveys will show permanent iron pipes that may be on the property to use for reference in detemining boundaries. You can see these same documents - they are public.


2) The surveyor will also pull up a copy of the legal description of the land from the county records. This information is also public, and is located in the county clerks/recorders office.You should also have gotten a copy of this with your title to the property. It will describe the property in terms of township, range, section and then lots. Depending on the age of the legal description, it may state something like "6 chains from the large oak tree" which is obviously difficult to identify, or something like "beginning 300 feet NE from the iron stake identified as xxxxxxx".


3) The surveyor will walk your property. They will place temporary marking stakes for their use and will reference and cross reference their marks, trying to tie them to other points that have already been surveyed and have the most precise descriptions (like my second example above).


4) The surveyor will locate the corners for all of your various lots and parts. They need to find these or it is impossible to go to the next corner correctly. Often this involves uncovering or in some cases, digging down to a steel rod placed at a corner of your property.


5) The surveyor should then walk the property with you and show you where all of the corners are. If the terrain doesn't allow this to happen easily, they may just tell you what they found and you would have to walk it without them.


6) They will take their findings, put them down into a new survey map. You will receive one copy and another copy will be filed with the county surveyors office and available to the public.





Some things to consider. The more of the property and corners they survey, the greater the cost. Also the rougher the terrain, as you are paying for their time. If you don't need all of the corners on an inside piece marked, it saves you money. Another thing to consider is that when you survey a border between you and a neighbor, if you don't negotiate a split of the cost BEFORE the survey is done, then they benefit from your work without having to pay for it. If there is a legal dispute and the property hasn't been surveyed recently, in a court case the judge will generally require the property be surveyed and that the cost be split between you - because it benefits you both.
