I want to sell my 22acres without investors or real estate agents. I live in Lancaster, VA.?

I would like to sell my acreage all at once. I have had the land surveyed and it perks. I have a lot of offers, but I would like to know how much would you sell 22 acres for?

get 2 appraisals from local realtors and check other land listings on realtor .com
Reply:Look in the yellow pages for an appraiser and get the land appraised and go from there....then you could contact a FSBO or For Sale By Owner company who assists home or land owners with the selling of their property....

Reply:I agree with Oregon Realtor. It's a dangerous game to sell it yourself. I realize you may be trying to save money, but nationally "for sale by owners" get 15% less than those using an agent. And don't incur the cost of an appraiser right now, have a REALTOR take care of cost analysis for you. They also keep you covered legally. I admire your do-it-yourself attitude but what makes you think you can possibly know the same info that a licensed professional learns over thousands of hours of instruction, licensing, and experience? You have no idea what you're getting into. By the way, 22 acres better have a minimum of 5 perk sites, not just one.

This is an international forum. It is highly unlikely that anyone here is proficient enough in your market to accurately determine the value of your property. There are too many factors involved!





Great you've had it surveyed and it perks. What is it zoned for? What does a potential developer have to do as far as zoning, partitioning, utilities, and comfort issues? (i.e. internet access, cable TV?)





Do yourself a favor, stop asking here and ask a Realtor.
